What we build
Three kinds of job, priced so you can check them.
Houses and subdivisions, buildings, and fit-outs. Each is priced on a bill of quantities and billed only on work your quantity surveyor certifies.
Scope of work
Pick the kind of job you have.
Each sheet says what the work is, how it is priced, the stages it is built and billed in, and the papers you receive.

Single homes · Subdivision units
Housing
A family's house on its own lot, or a row of units for a developer, built from house models and certified stage by stage.

Commercial · Institutional · Low- and mid-rise
Buildings
Structure, envelope and services for commercial and institutional buildings, scheduled floor by floor and billed on what your QS certifies.

Offices · Retail · Clinics
Fit-out
Partitions, ceilings, floors, electrical and data inside a building you lease or own, worked to the building's rules and handed over ready to use.

Contract types
Three ways to price the work.
Which one fits depends on how complete your drawings are. The estimator will say which, and why, with the estimate.
Lump sum
One price for the work the drawings and specifications describe. You know the cost before we start; we carry the risk on quantities. Billed by the percentage of each item done, as your QS certifies it.
Unit price
A rate per cubic metre, square metre or piece, agreed per item of the bill of quantities. Used where the quantities are known only roughly. You pay for what is actually built, at the rates you signed.
Remeasured
Priced on the bill of quantities, then measured again on site as the work is installed. The final account is the measured quantities at the contract rates, agreed with your QS line by line.
Exclusions
What we do not take, said up front.
So you do not spend a site visit finding out.
Cost-plus
We do not bill our costs plus a fee. Every job has a price or a rate you can check before it starts.
Government projects
We take private work only for now: homes, developers, companies and institutions. We do not bid on public procurement.
